CHALLENGE

SMG was initially hired to address water infiltration occurring within several units of the building. While on site, it was noted that a large crack at the base of the building was exposed. The building had been an old apartment building that was converted into condos. The developer, in converting the building, dug out the dirt to make way for a parking lot, exposing the footer of the building. A large crack formed causing concern for the structural integrity of the building. The issue became exacerbated due to a leak in the crawlspace of the building.

SOLUTION

SMG brought in engineers, plumbing experts and a concrete contractor to help fix the cracked footer. If the crack had not been addressed and fixed, the shifting would have caused significant structural damage over time.

RESULT

The issue was able to be identified early enough to avoid compromised structural integrity of the building and prevent further damage. The building was repointed and sealants replaced to address the water infiltration issues.
